Nadia Conrad has big dreams, and she’s determined to make them come true. But between maintaining her college scholarship and working at the local day care to support herself, dating’s the last thing on her mind. Then she moves into a new apartment and meets the taciturn yet irresistible guy in 1B….
Daniel Tyler has grown up too fast. Becoming a single dad at twenty turned his life upside down—and brought him heartache he can’t risk again. Now, as he raises his four-year-old son while balancing a full-time construction management job and night classes, the last thing he wants is noisy students living in the apartment upstairs. But one night, Nadia’s and Ty’s paths cross, and soon they can’t stay away from each other.
The timing is all wrong—but love happens when it happens. And you can’t know what you truly need until you stand to lose it.
"A tender, sweet, and sexy story about how life—and falling in love—can never be planned."
—Jennifer L. Armentrout, #1 New York Times bestselling author of Wait for You

~ Review ~
Nadia Conrad is moving to her new apartment which she will be sharing with her 3 friends when she meets Ty the first time. Ty seems too serious and unhappy about having new neighbors.
Nadia is starting her third year of college and she must do her best to keep her scholarship. Meeting a broody hot neighbor who has trouble written all over him is not what she needs. In spite of her doubts, she finds herself seeking to spend time out on the balcony with Ty and soon a friendship develops.
“Not that you aren’t also…hot as hell, completely irresistible in every conceivable way.”

Daniel "Ty" Tyler is raising his four year old son Sam the best he can. As a single parent, having a full time job and attending night classes he doesn't have time to date. He's worried about the noise the new neighbors might create affecting Sam and his sleep. He's intrigued by Nadia and her genuine personality. It's also a plus that she is so good with kids and his son likes her.
He just doesn't know where this could go, and he doesn't want to hurt Sam if things don't work out.
Can he move forward knowing this?
"I’m worried pretty much all the time that I’m dropping the ball somewhere, about to face-plant, but when I come out here and hear your voice, everything backs off, like, ten steps. I can breathe again.”

My thoughts:
I wanted to read this book as soon as I saw the beautiful cover.
Nadia was a nice girl and a nice friend. She was working hard towards her future and trying to make her parents proud of her accomplishments. When she meets Daniel, she knows she has a connection to him that calls to her. It's a plus that she likes Sam too. She is doubtful about a relationship because Ty comes with baggage and he doesn't seem to want a new relationship or family.
Ty is a great dad. He puts Sam's needs first in his life. He wants to protect him.
“So I can thank God personally for Sam.”
His reactions all felt true to me including feeling tired from working, classes and wanting to just have a good night's sleep. He likes Nadia but he's not sure about wanting something serious, which I could understand.

His emotions felt much more real to me than Nadia's. Saying that I'm not too sure I like that he never really fights for her.
One thing I didn't like was Nadia's insta- love kind of attitude. Despite this, the end had me happy especially since I didn't realize it was a trilogy.
I do wonder what the second book is about.
“You’ll always get hurt.” The words popped out before I could stop them but I didn’t mean them to sound so bitter. “You just have to make sure the person’s worth the pain.”
